HVAC for a DC Row House

In a row house, equipment size is only part of the job. Access, mechanical space, the air path and outdoor-unit location can shape the system that fits.

Map the whole path before choosing equipment

Start with where the indoor equipment sits, where the outdoor unit can go, how air reaches each floor and how the old equipment leaves. A narrow stair, roof hatch, finished basement or tight mechanical room can change the installation plan.

Do not assume the old duct layout is ready

Existing ducts may be usable, need repair, or be too limited for the new setup. Room-to-room comfort, return-air paths and available chases should be checked before equipment size becomes the whole conversation.

Outdoor-unit placement affects more than appearance

A roof, rear yard or other exterior location changes access, supports, service clearance, sound and the line path back to the indoor equipment. Put the location and access plan in the quote.

Historic visibility can change the route

DC preservation guidance treats visible exterior HVAC equipment differently from work that cannot be seen from a street. If the property is in a historic district or is a landmark, confirm the address and proposed location with the DC review process before assuming the placement works.

Ductless is an option when the air path is the problem

A mini split can serve rooms without a full duct network, but it still needs indoor-unit placement, an outdoor unit, a connection path, drainage and power. It is one option to compare, not an automatic answer for every row house.

A useful quote names the property work

The proposal should show equipment, access, removal, duct or line-path work, controls, drainage, electrical scope, outdoor placement and permit responsibility. That is how two row-house quotes become comparable.

It may be possible, but structure, access, service clearance, visibility, sound, historic review and the connection path all need to be checked for the property.

Is ductless always easier in a row house?
